Unfortunately, The Timeshare Exit Team has a large number of complaints listed on their BBB profile when compared to all the other timeshare exit companies we reviewed. Of the 396 complaints listed, 101 were complaints from the last 12 months.
Most of the complaints were about the failure of The Timeshare Exit Team to perform the service of cancelling timeshare contracts for their customers.
Reed Hein & Associates LLC is the actual name of the company, which has a DBA for Timeshare Exit Team. Brandon Reed is the company’s CEO and has been the focal point for numerous lawsuits. Most recently the Attorney General for the state of Washington defeated Reed Hein & Associates in court which came with a $2.6 million dollar judgment against the firm.
Another, long-standing practice by the Timeshare Exit Team was a celebrity endorsement and partnership with Dave Ramsey. However, as of May 2021, Dave Ramsey and Timeshare Exit Team parted ways citing lawsuits and continued legal battles making the partnership too risky for Ramsey.
With any major service, the company refund policy or ‘money-back guarantee’ is worth researching. Although we commend Timeshare Exit Team for displaying their refund policy online, the wording makes it a bit vague as to what’s included and mentions that expenses incurred by the Timeshare Exit Team are not refundable:
“Although the exit process can be lengthy and challenging, our commitment to seeing you through to timeshare freedom is unwavering. However, if the situation arises where Timeshare Exit Team is unable to obtain an exit for you, you are eligible for a refund of the exit fee, less expenses incurred by Timeshare Exit Team on your behalf. If you are an existing customer, please refer to your signed agreement for full details. Since 2012, Timeshare Exit Team has been the industry leader trusted by thousands of individuals to get out of unwanted timeshares.”
Timeshare Exit Team does not have examples of performance history listed on their website. Most of the reviews on BBB are actually complaints, but filed in the wrong section. It's tough to say definitively what their success rate is.
How much does Timeshare Exit Team cost? After reviewing the publicly available information it appears they charge an upfront fee and it usually ranges from $4,000 to $7,000. We strongly discourage anyone from paying an upfront fee to cancel their timeshare.
